Yes. Following the Karnataka Land Reforms (Amendment) Act 2020, any Indian citizen — regardless of agricultural background or income source — can legally purchase agricultural land in Karnataka. Salaried professionals, business owners, and retirees are all eligible. This is one of the most buyer-friendly farmland policies in India.

Before 2020, only registered farmers with agricultural income could buy farmland in Karnataka. The 2020 amendment removed these restrictions entirely and raised the land ownership ceiling significantly. This opened the market to urban professionals, NRIs (via eligible routes), and investors who previously could not participate.

There is no statutory minimum for private buyers in Karnataka. Practically, most viable farmland parcels start from 6,000 sqft (as with our current listings). Our listings range from 6,000 sqft to multiple acres, with the sweet spot for investment being 2–5 acres for manageable ownership and strong returns.

Key documents to verify include the RTC (Record of Rights, Tenancy and Crops), Encumbrance Certificate (30-year history), Mutation Register, Survey Sketch, and Title Deed. Samskruti handles full legal due diligence on every listed property — we share a clean document trail with every buyer before any site visit.

Returns come from land appreciation and agricultural income. In the Bengaluru North belt, land has appreciated at 10–14% CAGR over the past 5 years. Managed farmland can yield 6–10% annually from crops. Agricultural income is 100% tax-exempt under Section 10(1) of the Income Tax Act.

Under FEMA regulations, NRIs and PIOs cannot directly purchase agricultural land in India. However, they can inherit it, receive it as a gift from a resident relative, or invest through managed farmland companies registered in India. We guide NRI clients through compliant investment structures regularly.

A typical farmland purchase in Karnataka takes 4–8 weeks from first enquiry to registration. This covers: shortlisting (1 week), site visit and due diligence (1–2 weeks), sale agreement and legal verification (1–2 weeks), and sub-registrar registration (1 week). We manage the entire timeline.
